GARTHLANDS

New build 2019

The existing 1960's bungalow was showing signs of structural dilapidation. It would have cost more to restore with alterations, to meet the client’s needs, so the decision was taken to demolish and recycle components that may be reused. The plot is located adjacent to the conservation area in a picturesque village, consequently the decision was made to replace with a modern interpretation of the existing dwelling.

 

The clients’ desire for lots of natural light facilitated the inclusion of a vaulted ceiling and expanses of glass in the family area. Velux windows in the hall provide a dramatic entrance and the balcony provides a quirky corner to relax and enjoy the evening sun. External materials of sandstone and slate are sympathetic to those found on many of the original structures within the village, while the wood cladding adds an original twist.

 

To maximise living space on the ground floor, it was decided to locate the two spare bedrooms in the roof. The clients are in their early 60’s so to plan for old age, wider doors will be installed and there will be level access throughout. However, the inclusion of a cosy lounge as well as the seated area in the family living space provides flexibility in that the building could easily be adapted to a four bedroom spacious family home.

 

The budget of £150,000 has been increased to incorporate a higher level of insulation performance and design quality to around £200,000. Planning permission has been granted, demolition is due to start Spring 2020 following issue of a bat licence.
